What goes into selling your real estate…

1) Condition of Property – You control this (a Realtor can make suggestions + provide a Stager). It should be as ‘Model-like’ and move-in ready as is realistic.

2) Marketing – This is what a good RE company/agent should primarily do for you…. Introducing your property to potential Buyers + their Agents. Think quality listing info, professional pictures, advertising/exposure, etc.

3) Listing Price — You decide this with a Realtor’s guidance. Not too low or too high. In today’s current ”Buyer’s Market” it needs to be at least “Competitive”. However, pricing that is “Compelling” would be even better… so it stands out, is the most appealing, and sells timely at the best price. Thorough analysis of Solds, Actives, Expireds, and market direction is needed.

Illinois home sales see fourth consecutive gain in December

Statewide total home sales in December 2009 were up 20.1 percent from the year before, while year-end home sales for 2009 were down just 1.5 percent, according to the latest IAR home sales report.
